Design process in real estate projects: evaluation of designers and construction engineers

Abstract

This article presents the results of a research about the design process in real
estate projects in Fortaleza, Brazil. The main objective is to describe how designers and
construction engineers evaluate the design process, in order to improve the capability of
understanding their expectations and needs. The perception of professionals directly linked to
the production of buildings is important for the adaptation to the new BIM system deployment
scenario. In addition, it is possible to note that the migration to new systems and the increase
in complexity and fragmentation of the design process require new perspectives. As a result,
opportunities to improve the real estate product development process were identified. This
study was based on theoretical literature on lean thinking, lean design, design process,
and development of real estate products. Data were collected from the application of 90
questionnaires fulfilled by designers and engineers working for developers and construction
companies. The main issues of dissatisfaction identified were: rework; poor planning of real
estate product development process; deadlines, and compatibility.
