Post-occupancy evaluation: pre-test of tools for performance check of housing developments in innovative building systems

This article discusses the importance of pre-testing and the results of its
application in a procedure for performance evaluation of occupied residential buildings to
contribute for improving the knowledge about the quality of both the built environment and
the innovative building systems specified within a systemic view of the life cycle of buildings.
The proposed standardized procedure, involving a set of tools optimized for performance
evaluation, was based on the methodology of the Post-Occupancy Evaluation and also on
requirements and criteria established by the Brazilian Standard ABNT/NBR 15575:2013. It
is emphasized that this set of tools was designed to allow a preliminary assessment of the
service provided by the innovative building system for housing developments to performance
requirements for Brazilian standards, considering its main features. The proposed and pretested
instruments pointed out that the participation of users (residents) is essential for the
performance evaluation of residential buildings in use, combined with the application of
instruments for the technical evaluation of the performance by experts as a way to obtain
essential inputs to improve the process and management aiming at ensuring architectural
and constructive quality.
