Directrices para la toma de decisión por el proprietario en contratos de construcción modular

Esta investigación presenta el desarrollo de un conjunto de directrices de apoyo a la toma de decisión para contratos de construcción modular por la mirada del propietario. Después de la recopilación del referencial conceptual sobre el tema, fue realizada el análisis de veinte documentos RFP de obras de construcción modular. Ha sido realizada una extracción de los métodos de entrega de proyectos más usuales, de los criterios de selección de la empresa proveedora y del perfil de la obra contratada. Posteriormente, con un estudio de casos múltiplos, constituyendo una investigación exploratoria, fueran realizadas visitas técnicas en empresas proveedoras con un protocolo de recogida de datos en los EUA, Canadá, España y Brasil. A partir de la observación directa del área de operación en estas trece empresas que actúan en el segmento de obras industrializadas fue posible la identificación del flujo de valor de estas empresas. Estas visitas han servido para la comprehensión de como ocurre el flujo de valor en obras con métodos constructivos industrializados, además de la obtención de informaciones que soportan la etapa siguiente de aplicación de la técnica Delphi con once especialistas brasileños para el establecimiento de un consenso sobre las características de la construcción modular en las fases del proyecto, fabricación, transporte y montaje en la obra. Esta estructura de informaciones, obtenida a partir del referencial conceptual, RFPs, visitas técnicas y técnica Delphi, es un rico conjunto de evidencias que ha propiciado la elaboración de directrices para el apoyo a la toma decisión por los propietarios.
